SUMMARY

Tudor Row on 44th brings a modern design sensibility to one of Denver’s most enduring residential traditions. Situated at the corner of West 44th Avenue and Zenobia Street in the Berkeley neighborhood, the project takes the steep pitched rooflines and detailed brick character of the classic Denver Tudor as its point of departure, reinterpreting that familiar vocabulary with a modern discipline that feels rooted in its context without being bound by it.

Fourteen units across three buildings address both street frontages with confidence, the repeated rhythm of pitched rooflines and layered facades giving the project a strong presence on the corner. Front porches activate the Zenobia Street edge, grounding the buildings in the public life of the street while providing each resident a semi-private threshold between home and neighborhood. Wood balconies with metal railings, wood siding, and metal panel accents layer warmth and precision into the brick-anchored composition, giving each elevation depth and texture.

Most units step up to a private roof deck, extending the living experience vertically and capturing views of the surrounding Berkeley neighborhood. Tudor Row on 44th has drawn strong recognition for its ability to honor neighborhood character while asserting a clear modern identity, a design that resonates well beyond its corner site.
