SUMMARY

Franklin St. is a side-by-side duplex on South Franklin Street in Denver’s Washington Park neighborhood, one of the city’s most architecturally considered residential districts. The design operates within the traditional vocabulary of the neighborhood, masonry construction, layered detailing, grounded street presence, and elevates it with the precision and material discipline that define MmD Architecture’s approach to the custom residential typology.

Full brick veneer wraps the building from base to parapet, giving the duplex the permanence and material weight appropriate to its setting. Stone veneer at the base introduces a change of material register at the ground, anchoring the building to the site with a deliberate shift in texture and tone. Detailed brick coursing across the primary facades and soldier course accent bands at key horizontal transitions reinforce the crafted quality of the masonry work, giving the elevation depth and shadow that reward close attention. Warm stained wood entry canopies provide a moment of material warmth at the threshold of each unit, and dark steel windows frame views with the refinement of a material chosen for precision rather than convention.

The massing is intentionally asymmetrical. The left unit rises to a taller three-story tower expression, giving the composition a vertical anchor and breaking the symmetry that would otherwise flatten two equal units into a repetitive facade. Flat rooflines and white parapet caps resolve the upper profiles with a clean, modern precision that sits comfortably within the traditional masonry character of the building without contradiction. Inside, the interiors carry the same commitment to craft: coffered ceilings, wainscoting, millwork throughout, a marble fireplace, and wide plank hardwood floors establish a standard of finish that matches the ambition of the exterior.
